Project Context
Jean’s asphalt roof had reached the point where replacement made sense. The project was a chance to look at more than the shingles themselves.
A new Malarkey Vista roofing system would provide the exterior protection, but the work also included improving how the attic was ventilated. New high-airflow roof vents were built into the design so the finished roof would have the ventilation the new shingle system requires.
The project also addressed smaller signs of wear around the roofline, including damaged ends on six fascia boards. Handling these details during the re-roof meant the waterproofing, ventilation, flashings, and surrounding components all received attention at the same time.
Jean’s re-roof was an opportunity to make sure the new roofing system had the ventilation it needs, rather than simply swapping old shingles for new ones.
Proper attic airflow is an important part of the overall roof assembly. High-airflow Duraflo 75 box vents were included to give the new Malarkey system sufficient ventilation and meet the applicable requirements.
Several smaller areas also needed attention. B-vents and plumbing penetrations required new flashings, roof protrusions needed extra waterproofing, and the ends of six fascia boards had deteriorated enough to need replacement. Dealing with these items during the re-roof meant Jean wouldn’t be putting a new roof over details that were already due for work.
Jean’s project called for a contractor who would consider how the different parts of the roof work together.
Our proposal covered removing and replacing the shingles, and it also accounted for attic ventilation, penetration flashings, waterproofing at vulnerable areas, and the fascia repairs we identified around the roofline.
The Malarkey Vista system also gave Jean strong warranty coverage, combining Vantage Roofing’s 10-year workmanship warranty with Malarkey’s 50-year Emerald Pro warranty.
The project began with a walkaround of the property to identify potential hazards and set up the safety equipment the work required. We placed groundsheets around the Surrey home before removal began to protect the property and contain roofing debris.
After removing and disposing of the existing asphalt roofing, we inspected the exposed deck before installing the new system:
Waterproofing: Malarkey Arctic Seal® ice and water barrier along the eaves, followed by high-performance 30lb synthetic underlayment.
Roofing system: Malarkey Smart Start starter shingles, Malarkey Vista® AR shingles, and Malarkey EZ-Ridge™ hip and ridge accessories.
Ventilation: new high-airflow Duraflo 75 box vents to provide the required attic airflow.
Penetrations: new B-vents with collars, new lead plumbing flashings, and peel-and-stick membrane to reinforce roof protrusions.
Gable ends: diverters to help direct water away from vulnerable areas.
Our team also replaced the deteriorated ends of six fascia boards, fixing those localized areas while they were easy to reach during the roofing work.
After installation, we removed the dump trailer and groundsheets, and the property received a final sweep, rake, and magnetic cleanup to pick up stray nails.
Jean’s home now has a complete Malarkey Vista roofing system with ventilation designed in from the start, not treated as an afterthought.
The new high-airflow attic vents support the roof’s ventilation requirements. Renewed B-vent and plumbing flashings, reinforced penetrations, Arctic Seal® protection, and new underlayment protect the roof at and beneath the shingle surface.
With the deteriorated fascia ends repaired at the same time, smaller roofline concerns were resolved instead of being hidden beneath a brand-new roof. Jean is left with a renewed roof, improved attic ventilation, repaired exterior details, and the confidence of a 10-year Vantage Roofing workmanship warranty alongside Malarkey’s 50-year Emerald Pro coverage.
