Project Context
Vincent’s existing asphalt roof was ready for replacement. He wanted a fresh roofing system with the protection and warranty coverage to match.
Our plan was to remove the old materials so the roof deck could be fully exposed and inspected before anything new went on. From there, we would rebuild the roof in layers, starting with waterproofing at the most vulnerable areas and finishing with a complete Malarkey Vista system.
The project was also a chance to renew details that are easy to overlook during a re-roof: chimney flashing, attic ventilation, plumbing flashings, valleys, and gable-end diverters.
A full roof replacement creates an important opportunity. Once the old shingles come off, the contractor can see the deck underneath and rebuild the system without relying on assumptions about what is hidden below.
For Vincent’s West Vancouver home, that meant inspecting the exposed deck first. It also meant paying close attention to the areas where water is most likely to challenge a roof over time: the eaves, valleys, chimney, plumbing penetrations, and other roof protrusions.
Rather than carrying older flashing and ventilation details forward into the new roof, we had the chance to renew these components and properly integrate them into the replacement system.
Vincent chose a roofing package that combined a proven Malarkey system with thorough installation details and long-term warranty coverage.
Our proposal covered much more than the visible shingle surface. Waterproofing membranes, valley metal, chimney flashing, ventilation, plumbing penetrations, starter and ridge components, property protection, and cleanup were all planned as part of the project.
The roof is also backed by two warranties: Vantage Roofing’s 10-year workmanship warranty and Malarkey’s 50-year Emerald Pro warranty. Together, they gave Vincent clear, long-term support behind the finished roof.
Before any roofing work began, our team walked the site to identify potential hazards and set up the anchors, jacks, planks, and other safety equipment the job required. We laid groundsheets to protect the property and contain debris during removal.
We then removed and disposed of the existing asphalt roofing and inspected the exposed roof deck before starting the new installation.
The new roof was built in layers:
Waterproofing: Malarkey Arctic Seal® along the eaves and valleys, followed by high-performance 30lb synthetic underlayment across the whole roof.
Valleys: new 26-gauge W-metal valley flashings.
Roofing system: Malarkey Smart Start starter shingles, Malarkey Vista® AR shingles, and Malarkey EZ-Ridge™ hip and ridge accessories.
Chimney: completely re-flashed with a new backpan, wall flashing, and step flashing.
Penetrations and details: peel-and-stick reinforcement around roof penetrations, new lead plumbing flashings, and diverters at the gable ends.
Ventilation: new attic vents, integrated into the new roofing system to manage airflow.
Once the installation was complete, we removed all roofing debris and protective materials. The yard then received a final sweep, rake, and magnetic cleanup to pick up stray nails.
Vincent’s home now has a complete Malarkey Vista roofing system whose protection extends beneath and around the shingles, not just across the visible surface.
Renewed valleys, chimney flashing, ventilation, plumbing flashings, and reinforced penetrations address the details that tend to become vulnerable as a roof ages. Arctic Seal® and synthetic underlayment add further layers of protection beneath the shingles.
The finished roof gives Vincent carefully integrated components and the reassurance of a 10-year Vantage Roofing workmanship warranty alongside Malarkey’s 50-year Emerald Pro warranty.
