Project Context
Lilian’s roof replacement combined a new Malarkey Vista roofing system with several details that each needed their own careful approach.
Along with replacing the existing asphalt shingles, the project included two new skylights, renewed ventilation, new fascia at the gables, and extensive flashing work. One of the most important areas was a dead valley: a section of roof where water can’t drain as directly as on a normal slope, so it needs a different waterproofing solution.
Rather than treating these areas as separate repairs, Vantage Roofing built them into the re-roof plan from the beginning.
Lilian’s roof had several areas where a standard shingle installation alone wasn’t enough.
The dead valley was one of the most important. Because of its shape, it needed a dedicated membrane system instead of relying on shingles to shed water. The two skylights also created openings through the roof that had to be carefully flashed and tied into the surrounding materials.
Wall and cap flashings, ventilation components, plumbing penetrations, and the gable fascia were all part of the project too. The opportunity was to handle every one of these details while the roof was already open, so each became part of the new system rather than an older component surrounded by new shingles.
Lilian’s roof needed a contractor comfortable working with much more than the main shingle surface.
Vantage Roofing’s scope covered the skylights, dead valley, multiple flashing transitions, ventilation, roof penetrations, and fascia work, all alongside the Malarkey Vista installation.
Handling these elements together meant the more complicated areas of the roof could each be detailed for their specific function, while still tying properly into the surrounding roofing system.
Before removal began, our team inspected the site, identified potential hazards, and set up the safety and property-protection measures the job required, including groundsheets around the New Westminster home.
We removed and responsibly disposed of the existing asphalt roofing, inspected the exposed deck, and installed high-performance 30lb synthetic underlayment as the base for the new Malarkey Vista system.
We gave particular attention to the roof’s transition areas:
Skylights: two new skylights installed and tied in with new backpans, wall flashing, and step flashing.
Dead valley: rebuilt with a new EPDM rubber membrane, with new step flashing above it to connect the area to the adjacent roofing.
Wall and cap flashing: renewed where required, with peel-and-stick reinforcement around roof protrusions and diverters at the gable ends.
Ventilation and penetrations: new attic vents, B-vents with collars (with the B-vent pipe painted), stem vents, and lead plumbing flashings.
Fascia: a new double fascia assembly at the gables, built from 1×4 and 1×8 boards.
The roof was then completed with Malarkey Smart Start starter shingles, Vista® AR shingles, and RidgeFlex® hip and ridge shingles. Once the project was finished, we removed the debris and protective materials, and the property received a final sweep, rake, and magnetic cleanup to pick up stray nails.
Lilian’s completed roof pairs the clean finish of a new Malarkey Vista system with carefully renewed details in the areas that needed a different approach.
The new skylights are fully integrated into the roof with new flashing assemblies. The EPDM dead valley provides a dedicated waterproofing solution where conventional shingles weren’t the right material, and renewed wall, step, and cap flashings protect the transitions throughout the roof.
New ventilation components, plumbing flashings, and double fascia at the gables complete the work. Lilian now has a roof where both the visible surfaces and the more complicated waterproofing details were renewed in the same project, backed by Vantage Roofing Ltd.’s 10-year workmanship warranty.
