Renewing the Entire Back Half of the Roof with a Malarkey Vista System, Detail by Detail

2148 Tompkins Crescent, North Vancouver, BC V7H 2E3

In this case study, we replace the back half of Ben’s roof with a fully detailed Malarkey Vista system.

Project Context

Ben’s project was a targeted roof replacement covering the entire back half of his North Vancouver home.

Rather than replacing roofing outside the planned scope, the work focused on renewing this section properly from edge to ridge. The existing asphalt shingles would be removed, the exposed deck inspected, and a new Malarkey Vista roofing system installed across the full rear portion.

The back roof also included skylights, valleys, ventilation, and plumbing penetrations. Completing the project meant carefully tying all of those details into the new roofing, not just replacing the shingles around them.

The Challenge

Ben’s project called for a focused approach: renew the entire back half of the roof while keeping the work clearly contained to the area being replaced.

Although smaller than a whole-house re-roof, the rear section still held many of the details that need careful attention. The skylights needed re-flashing, the valleys needed new metal, and the attic ventilation and plumbing flashings in the work area were due for renewal.

The opportunity was to treat this part of the home as a complete roofing section in its own right, handling its waterproofing, flashing, ventilation, and drainage details together.

Why The Client Chose Us?

Ben needed a roofing contractor willing to work precisely within the area that needed replacing, without cutting corners on detail just because the project covered only part of the home.

Our proposal laid out exactly what would happen once the existing roofing came off: inspection of the exposed deck, and renewal of the skylight flashing, valleys, attic vents, plumbing flashings, and roof-edge details.

That gave Ben a clearly defined plan for the back half of his roof, plus strong warranty coverage on the finished work: Vantage Roofing’s 10-year workmanship warranty and Malarkey’s 50-year Emerald Pro warranty.

How We Responded?

Before removal began, our team inspected the property and set up the necessary safety equipment, groundsheets, and debris-control measures.

We removed the existing asphalt roofing across the back half of the home and inspected the exposed deck before installing the replacement system. The new roof was then built up in layers:

Underlayment: high-performance synthetic underlayment across the full work area.

Roofing system: Malarkey Smart Start starter shingles along the eaves and rakes, followed by Vista® AR shingles and RidgeFlex® along the hip and ridge areas.

Valleys: new 26-gauge W-valley flashings.

Skylights: the existing skylights re-flashed with new backpans, wall flashing, and step flashing so they tie properly into the new roof.

Penetrations and ventilation: peel-and-stick reinforcement around roof protrusions, new attic vents, and new lead plumbing flashings within the project area.

Perimeter: new drip edges and diverters at the gable ends.

Once the work was finished, we removed the roofing debris, and the surrounding property received a final sweep, rake, and magnetic cleanup to pick up stray nails.

The Results?

The entire back half of Ben’s roof now has a new Malarkey Vista roofing system, without the project growing beyond its planned scope.

Just as importantly, the work took care of the details within that section instead of leaving older components surrounded by new shingles. The skylights were re-flashed, the valleys and roof edges received new metal, penetrations were reinforced, and the ventilation and plumbing flashings were renewed.

The result is a focused replacement where the rear section was treated as a complete assembly, from the inspected deck and underlayment through to the finished shingles, flashing, and ventilation. The work is backed by Vantage Roofing Ltd.’s 10-year workmanship warranty and Malarkey’s 50-year Emerald Pro warranty.
