Project Context
Ashley’s project centered on her New Westminster garage, where the existing asphalt roof had reached the end of its service life and required replacement. While smaller in scale than a full-home re-roof, the garage needed more than just new shingles: inspection revealed that the lower sections of the OSB roof deck along both eaves were compromised and had to be addressed before the new system could be installed.

The key challenge was the condition of the eaves. The bottom two feet of OSB along both eaves were no longer a reliable substrate for a new roof. Installing new shingles over this degraded material would have left a weak point at the very area where water sheds off the roof.
The opportunity was to fix this properly while the old roof was already removed: replace the compromised OSB with new 1/2-inch plywood, then build the new roofing system on a sound, renewed deck. This approach prevented future problems that could arise from hidden, failing sheathing.
Ashley needed a straightforward garage roof replacement, but one that didn’t cut corners on the structure beneath the shingles. She chose Vantage Roofing because our scope went beyond a simple shingle swap: we opened the roof, inspected the deck, replaced the specified eave sections, and incorporated new flashing, ventilation, and waterproofing details as part of a complete Malarkey Vista system.
This meant the garage would be re-roofed from a properly prepared surface, with attention to the vulnerable eave areas and long-term performance—not just the visible layer.
Before work began, our team conducted a pre-work site and safety inspection and laid down groundsheets to protect the surrounding property. We then removed the existing asphalt roofing to expose and inspect the garage roof deck.
Along both eaves, we removed the bottom two feet of existing OSB and installed new 1/2-inch plywood. With the substrate renewed, we installed new 26-gauge eave flashing and high-performance 30lb synthetic underlayment, followed by Malarkey Smart Start starter shingles, Malarkey Vista AR field shingles, and RidgeFlex hip and ridge shingles.

Applied peel-and-stick reinforcement around roof penetrations
Installed diverters at the gable ends
Once the roofing work was complete, we removed debris and protective materials, then performed a final sweep, rake, and magnetic cleanup of the site.
Ashley’s garage now has a renewed Malarkey Vista roof with a critical improvement hidden beneath the finished shingles: fresh 1/2-inch plywood at both eaves, providing a solid, long-lasting substrate where water drains off the roof. New ventilation and waterproofing details were integrated at the same time, so the garage roof functions as a complete, well-detailed assembly rather than just a surface-level shingle replacement.
