From the Roof Deck Up: A Comprehensive Malarkey Vista Roofing System

4057 Dunphy Street, Port Coquitlam, BC V3B 4G1

Project Context

Dariush’s existing asphalt roof was ready for replacement. Rather than installing new shingles over an aging or inconsistent foundation, the project was planned as a complete renewal of the roofing system.

The scope included removing the existing asphalt roofing and installing new 3/8-inch plywood across the entire roof deck. A Malarkey Vista roofing system would then be built over the renewed deck, using synthetic underlayment, Smart Start starter shingles, Vista AR shingles, and RidgeFlex hip and ridge materials.

The project also included several important roofing details:

New ridge venting.

Complete chimney re-flashing with a new backpan, wall flashing, and step flashing.

Two new chimney caps.

New W-valley flashings, drip edges, and gable-end diverters.

New B-vents, stem vents, lead plumbing flashings, and goose-neck vents.

Peel-and-stick reinforcement around roof protrusions.

Evaluation of the existing bathroom fan exhaust arrangement.

Final grounds and property cleanup.

A 10-year Vantage Roofing Ltd. workmanship warranty.

The Challenge

The main challenge was that the project involved much more than replacing worn asphalt shingles. Once the existing roofing was removed, the entire roof deck needed to be renewed with new plywood before the roofing system could be installed.

Ventilation also required careful attention. New ridge venting was planned for the roof, while the existing bathroom fan exhausts needed to be evaluated on site. Their final treatment depended on the conditions uncovered during the project, making it important to assess the arrangement properly rather than assume a solution in advance.

The chimney presented another critical waterproofing detail. Its existing flashing was scheduled for complete replacement, including new backpan, wall, and step flashing, as well as two new chimney caps.

With valleys, roof edges, plumbing flashings, vents, exhausts, and chimney details all involved, the project required a coordinated approach to the entire roofing system.

Why The Client Chose Us?

Dariush chose Vantage Roofing Ltd. because the proposed scope provided a clear plan for renewing the roof from the deck upward.

Instead of focusing only on the visible shingles, Vantage’s plan addressed the components that help a roof perform over time. The scope included full-deck plywood, new ridge ventilation, updated chimney flashing, new chimney caps, improved valley and edge metal, and renewed flashing around roof penetrations.

Vantage also identified the bathroom fan exhausts for on-site assessment. This allowed the existing conditions to guide the appropriate approach once the roof was opened.

The project was further supported by Vantage Roofing Ltd.’s 10-year workmanship warranty, giving Dariush additional confidence in the completed work.

How We Responded?

Vantage Roofing Ltd. began with a property walk-around, site-safety preparation, and protective measures for the surrounding grounds. Groundsheets and other precautions were used to help protect the property during the removal and installation process.

The existing asphalt roofing was stripped away so the roof deck could be fully exposed and inspected. New 3/8-inch plywood was then installed across the entire roof, creating a consistent foundation for the new roofing system.

The roof was rebuilt with high-performance synthetic underlayment, Malarkey Smart Start starter shingles, Malarkey Vista AR shingles, and RidgeFlex hip and ridge materials. New W-valley flashings and drip edges were installed to improve drainage and protect the roof’s perimeter.

At the chimney, the existing flashing arrangement was replaced with a new backpan, wall flashing, and step flashing. Two new chimney caps were also installed.

New ridge venting was incorporated into the roof, while the roof penetrations were renewed with B-vents and collars, stem vents, lead plumbing flashings, and goose-neck vents. Additional peel-and-stick waterproofing was installed around roof protrusions to reinforce vulnerable transition areas.

The bathroom fan exhausts were assessed on site so the final approach could reflect the conditions found during the roof replacement. Once the work was complete, the dump trailer and protective groundsheets were removed, and the property received a final sweep, rake, and magnetic cleanup.

The Results?

Dariush’s Port Coquitlam home now has a new Malarkey Vista roofing system installed over fresh 3/8-inch plywood, providing a renewed and consistent foundation beneath the shingles.

The project also updated the supporting details that help protect the home from water intrusion and improve the roof’s overall performance. Ridge venting was incorporated, the chimney received new flashing and caps, and the valleys, roof edges, plumbing flashings, vents, and exhaust penetrations were renewed.

By evaluating the bathroom fan exhausts while the roof was accessible, Vantage was also able to give proper attention to an existing ventilation detail that might otherwise have been overlooked.

The result is a comprehensive roof renewal completed from the roof deck upward, with careful attention to shingles, ventilation, chimney waterproofing, drainage, penetrations, and site cleanup. The completed work is backed by Vantage Roofing Ltd.’s 10-year workmanship warranty.
