Improving Drainage with a Premium Malarkey Roofing System

4668 Brentlawn Drive, Burnaby, BC V5C 3V2

In this case study, Vantage Roofing replaced Ken’s roof while correcting drainage and upgrading key roofing components.

Project Context

Ken’s home required a complete roof replacement, including the removal and disposal of the existing asphalt roofing materials. During the assessment, the Vantage Roofing team identified an area of the existing flat roof where water was backing up toward the main roof.

The project also included a V-Pan roofing section that needed to be carefully removed and reinstalled. Because the roof involved several transitions, penetrations, vents, and flashing details, the replacement required careful planning and attention to both visible and concealed components.

To provide a complete roofing solution, the project included:

Removal of the existing asphalt roofing materials

Comprehensive roof deck inspection

Careful removal and reinstallation of the existing V-Pan roofing section

Installation of a complete Malarkey roofing system

Drainage, flashing, ventilation, and roof penetration improvements

Property protection and thorough site cleanup

The Challenge

The primary challenge was not limited to the age of the existing roof. The flat roof section was allowing water to back up toward the main roof, increasing the risk of future moisture intrusion and potentially reducing the service life of a replacement roofing system.

Replacing the shingles without correcting the drainage issue would have left the underlying problem unresolved. The project required a design improvement that would encourage proper water flow while integrating with the existing roof structure.

Vantage Roofing also needed to coordinate the removal and reinstallation of the V-Pan section, inspect the roof deck, reinforce multiple penetrations, and upgrade the roof’s flashing and ventilation components.

Why The Client Chose Us?

Ken chose Vantage Roofing Ltd. because he wanted a contractor who would address the cause of the roofing concern rather than simply cover up the symptoms.

Our recommendation focused on improving the roof’s performance through a combination of proper slope, upgraded drainage details, premium roofing materials, and careful workmanship. This approach gave Ken confidence that the project would provide more than a new appearance—it would deliver a more reliable and durable roofing system.

The additional warranty protection also added peace of mind, with the completed roof backed by a 50-Year Malarkey Emerald Pro Warranty and a 10-Year Vantage Roofing Ltd. Workmanship Warranty.

How We Responded?

Vantage Roofing began by safely removing the existing roofing materials and carefully preserving the V-Pan section for reinstallation. After the roof deck was inspected, the team constructed a new sloped roof section over the existing flat area.

This redesigned section improved drainage and helped prevent water from backing up toward the main roof. The team also installed new 26-gauge valley flashings and drip edges, added diverters at the gable ends, and reinforced roof penetrations with peel-and-stick underlayment.

The complete Malarkey roofing system included:

Malarkey Arctic Seal® Ice & Water Barrier

High-performance 30 lb synthetic underlayment

Malarkey Smart Start starter shingles

Malarkey Vista® AR shingles

Malarkey RidgeFlex® hip and ridge shingles

New attic exhaust vents

New B-vents with collars

New stem vents

New lead plumbing flashings

New goose neck vents

Throughout the project, the crew maintained a safe and organized worksite. Groundsheets helped protect the property, while a dump trailer supported efficient debris removal. Once the work was complete, the team performed a final sweep, rake, and magnetic nail cleanup.

The Results?

Ken’s home now has a complete roofing system designed to provide improved drainage, weather resistance, and long-term performance. The new sloped roof section corrected the existing water-flow concern, helping reduce the risk of moisture-related problems in the future.

The upgraded Malarkey roofing system also improved the home’s overall protection through enhanced waterproofing, new flashings, reinforced penetrations, and improved ventilation. By addressing both the roof’s structure and its surface materials, Vantage Roofing delivered a solution built around durability rather than a short-term replacement.

Ken’s completed roof is protected by a 50-Year Malarkey Emerald Pro Warranty and a 10-Year Vantage Roofing Ltd. Workmanship Warranty, giving him greater confidence that his investment is built to perform reliably for many years.
