Delivering a Tailored Strata Roofing Program with Malarkey Shingles and Specialized Dead Valley Waterproofing

8889 212 Street, Langley Township, BC V1M 2G8

In this case study, we explore how Vantage Roofing completed a coordinated multi-building strata roof replacement for Garden Terrace.

Project Context

Garden Terrace in Langley required a full replacement of its existing asphalt roofing across multiple strata buildings. Unlike a single-home roof replacement, the project involved shared property responsibilities, coordinated scheduling, site safety, debris management, and roofing details that varied from building to building.

The scope included removal of the existing asphalt roofing and installation of new Malarkey Vista roofing systems, with the work adjusted to each building’s configuration. Some areas required standard architectural shingle replacement, while others needed additional attention around chimneys, roof penetrations, valleys, and dead valleys where a more robust waterproofing system was required.

Vantage Roofing Ltd. was engaged to bring these requirements together under one coordinated program, using Malarkey Vista AR shingles and specialized Soprema SBS membrane systems where needed.

The Challenge

The main challenge was that Garden Terrace could not be treated as one uniform roofing project. Although the buildings were part of the same strata, their roof designs, penetrations, ventilation components, and drainage conditions differed.

The dead valleys were especially important. These low-slope or poorly draining roof areas required a different waterproofing approach from the surrounding shingle roofs, with two-ply Soprema torch-on SBS membrane systems specified where necessary.

The project also required careful planning across the community. Vantage needed to manage existing roof removal, inspect the exposed decking, protect landscaping and common areas, maintain site safety, and ensure that debris was collected and removed throughout the work.

Why The Client Chose Us?

Garden Terrace chose Vantage Roofing Ltd. because the proposal provided a clear, comprehensive scope for a complex strata roofing project. Rather than offering a one-size-fits-all solution, Vantage recognized that each building could require different flashing, ventilation, waterproofing, and shingle-replacement details.

The proposal covered the full roofing system, including Malarkey Arctic Seal at eaves and valleys, high-performance 30lb synthetic underlayment, Smart Start starter shingles, Vista AR field shingles, and EZ-Ridge hip and ridge accessories. It also included chimney backpans, wall and step flashing, 26-gauge W-valley flashings, gable-end diverters, new vents, and waterproofing around roof penetrations.

Another key factor was Vantage’s commitment to completing the work with its own roofing crews, without subcontractors. This gave the strata council a direct point of accountability for the installation, site management, cleanup, and warranty support.

The project also included a 10-year Vantage Roofing Ltd. workmanship warranty and the 50-year Malarkey Emerald Pro warranty on the applicable roofing system. Malarkey’s Emerald Pro program is an enhanced warranty available through qualified certified contractors when a complete Malarkey roofing system is installed.

How We Responded?

Vantage Roofing planned the replacement around the individual buildings and their specific roof configurations. Each work area began with a site inspection, hazard identification, and installation of appropriate safety and property-protection measures. Groundsheets and disposal bins were used to manage debris during the removal of the existing asphalt roofing.

Once the old roofing was removed, the exposed roof decking was inspected before the new system was installed. Malarkey Arctic Seal was applied at the eaves and valleys, followed by high-performance 30lb synthetic underlayment. The new roof was then completed with Malarkey Smart Start starter shingles, Vista AR shingles, and EZ-Ridge hip and ridge accessories.

Throughout the project, Vantage addressed the details that varied by building:

Re-flashed chimneys with new backpans, wall flashing, and step flashing.

Installed new 26-gauge W-valley flashings and gable-end diverters where required.

Added peel-and-stick waterproofing around roof penetrations.

Replaced attic vents, B-vents with collars, stem vents, lead plumbing flashings, and goose-neck vents.

Installed two-ply Soprema torch-on SBS membrane systems in dead valleys requiring enhanced waterproofing.

Resealed gutter corners at no additional charge.

Vantage’s own crews performed the installation, and each completed area was cleaned, with roofing debris and protective materials removed from the property.

The Results?

Garden Terrace now has renewed roofing protection across its buildings through one coordinated replacement program. The new Malarkey Vista systems provide updated architectural shingle coverage, supported by modern underlayment, ice-and-water barriers, flashing, ventilation components, and penetration waterproofing.

In the dead valleys, the two-ply Soprema SBS membrane systems provide a dedicated waterproofing solution for areas where standard shingle installation alone would not be sufficient. The chimney re-flashing, new metal valleys, updated vents, and gutter corner resealing further strengthen the property’s overall roofing performance.

For the strata council and property management team, the project delivered a clearly defined scope across the community, managed directly by Vantage Roofing Ltd. The main roofing work is supported by Vantage’s 10-year workmanship warranty, while the applicable Malarkey roofing system carries the 50-year Malarkey Emerald Pro warranty. The gutter corner resealing was provided at no additional charge and is not covered under the workmanship warranty.

Ultimately, the Garden Terrace project represents a significant investment in the strata’s long-term maintenance plan—renewing the roofs while respecting the distinct requirements of each building.
