Project Context
The client, Grant, was responsible for overseeing the condition of two buildings with aging concrete tile mansard roofs that had not received a comprehensive maintenance program in many years. Rather than waiting for leaks or major failures to occur, Grant wanted to take a proactive approach to better understand the condition of the roofs and address years of accumulated moss, debris, and drainage issues. The goal was not a roof replacement, but rather a thorough maintenance program that would help extend the service life of the existing roofs while identifying any areas that may require attention in the future.
The primary challenge was years of deferred maintenance. Both buildings had significant organic buildup; the northern building was heavily covered in thick moss across much of the roof surface. This extensive moss growth obscured the true condition of the roofing system and increased risks of moisture retention and drainage problems. Before any meaningful evaluation could occur, the team needed to safely remove years of debris and vegetation without damaging the existing concrete tiles.

A roof-safe moss treatment was then applied to help slow future growth and improve the long-term effectiveness of the maintenance program. With the roof surfaces fully exposed, a detailed post-cleaning roof inspection was conducted, including an assessment of flashings, roof penetrations, chimney areas, and drainage systems. The work concluded with the identification of preventative maintenance items and critical repair areas, along with written reporting and recommendations to support future planning and budgeting.
The maintenance program significantly improved the overall condition of both roofs and restored proper drainage throughout the system.
