Project Context
Timothe’s Port Moody property had an aging torch-on flat roof where the membrane, drainage, flashings, and portions of the roof deck all required attention. The scope included removing the existing torch-on materials, old drains and cap flashings, and approximately 1,000 sq. ft. of plywood on the upper roof section, then installing new 1/2-inch plywood and a Soprema two-ply torch-on system. The project also upgraded drains from 2-inch to 3-inch, added new plumbing stacks and vents, renewed chimney counterflashing and cap flashings, adjusted cedar siding for proper transitions, and installed two new Columbia skylights.
The existing flat roof had deteriorated to the point that replacing only the membrane would not solve the underlying issues. About 1,000 square feet of plywood on the upper section needed replacement, and the 2-inch drains were undersized for optimal water removal. The opportunity was to rebuild the roof from a solid substrate upward while improving drainage and renewing penetrations and perimeter details so the new membrane would perform reliably.
Timothe chose Vantage Roofing Ltd. because the company could handle the entire flat-roof assembly—not just the visible membrane. Vantage Roofing’s approach treated the deck, drainage, vents, flashings, chimney details, siding transitions, and skylights as interconnected parts of one system, providing a clear plan to rebuild properly and reduce the risk that older components would compromise the new roof.
The team started by removing the existing torch-on materials along with the old drains and flashings. They then opened the upper roof section, removed roughly 1,000 sq. ft. of existing plywood, and installed new 1/2-inch sheathing to create a clean, dependable substrate. Next, they installed the Soprema two-ply torch-on system and upgraded drainage to 3-inch drains. New aluminum plumbing stacks, hot-weld B-vents, BUR vents, chimney counterflashing, and 26-gauge cap flashings were integrated, cedar siding was modified and replaced where needed for proper transitions, and two new Columbia skylights were installed. Property protection measures included groundsheets, a disposal bin, and a complete final site cleanup.
Timothe’s property now has a renewed flat roofing system that addresses far more than the original membrane. The project strengthened a significant portion of the roof deck, increased drainage capacity, renewed critical penetrations and flashing details, and incorporated two new skylights into a cohesive system. By rebuilding these components together, the roof is better prepared to manage water and provide dependable long-term protection, backed by Vantage Roofing Ltd.’s 10-Year Workmanship Warranty.
