Project Context
Dylan’s project marked a significant change for his home: replacing the existing concrete tile roof with a new Malarkey Vista asphalt roofing system.
A conversion like this involves more than swapping one roofing material for another. Once the concrete tiles came off, the roof needed a suitable, consistent surface for the new shingle system. For Dylan’s Vancouver home, that meant new plywood across the entire roof deck, with extra strapping where needed to properly secure it.
The project was also a chance to renew many of the surrounding details, from the chimney and wall flashings to ventilation, fascia boards, valleys, and roof penetrations, so the new roof could be installed as one complete assembly.
The main opportunity on Dylan’s project came from the change in roofing materials.
After the concrete tile was removed, the new Malarkey shingle system needed a properly prepared roof deck. The scope called for plywood across the entire roof, with strapping added where needed to give the new sheathing secure backing.
Several existing details also had to be brought into the new assembly. The chimney needed a new backpan, wall flashing, and step flashing, and new wall flashing was specified elsewhere on the roof. Three gable fascia boards were due for replacement, along with new metal fascia covers at the front of the home.
This made the project a chance to rebuild the roof from its supporting surface outward, rather than simply laying new material over the old configuration.
Our proposal gave Dylan a clear plan for managing the transition from concrete tile to asphalt shingles, including all the preparation needed beneath the finished roof.
The scope covered new plywood sheathing, waterproofing, flashing, ventilation, fascia work, and roof penetrations alongside the Malarkey roofing system. That meant every detail affected by the conversion could be handled during the re-roof, instead of leaving older components surrounded by new roofing.
The project also came with two layers of warranty coverage: Vantage Roofing’s 10-year workmanship warranty and Malarkey’s 50-year non-prorated product warranty.
Before removal began, our team inspected the property and set up the necessary safety equipment, groundsheets, and debris-control measures.
We then removed the existing concrete tile roofing and inspected the exposed deck. We installed 1×4 strapping where needed and covered the entire roof with new 1/2-inch plywood, creating the surface the new roofing system required.
With the deck prepared, the new roof was built up in layers:
Waterproofing: Malarkey Arctic Seal® ice and water barrier along the eaves and valleys, followed by high-performance 30lb synthetic underlayment.
Metal: new metal valleys and drip edges.
Roofing system: Malarkey Smart Start starter shingles, Malarkey Vista® AR shingles, and EZ-Ridge™ hip and ridge components.
Chimney and walls: the chimney re-flashed with a new backpan, wall flashing, and step flashing; new 26-gauge wall flashing installed as specified; diverters at the gable ends.
Penetrations and ventilation: extra peel-and-stick protection around roof penetrations, plus new attic vents, B-vents with collars, lead plumbing flashings, and goose-neck vents.
Fascia: three gable fascia boards replaced, with new 26-gauge S-lock metal fascia covers added at the front of the house.
Once the roofing work was complete, we removed all debris, and the property received a final sweep, rake, and magnetic cleanup to pick up stray nails.
Dylan’s home has made the transition from concrete tile to a complete Malarkey Vista roofing system, built over new plywood sheathing.
The work beneath the shingles is an important part of the finished project. The newly prepared deck provides the foundation, while Arctic Seal®, synthetic underlayment, renewed valleys, wall and chimney flashing, and reinforced penetrations take care of the roof’s key waterproofing details.
New ventilation components and renewed fascia complete the work around the roof. Dylan gets more than a change in roofing material: the supporting and weather-protection components the new system relies on have been renewed too. The finished roof is backed by Vantage Roofing Ltd.’s 10-year workmanship warranty and Malarkey’s 50-year non-prorated product warranty.
