Converting a Concrete Tile Roof to a Malarkey Vista Asphalt System, Then Returning to Renew the Soffits and Fascia

8648 161 Street, Surrey, BC V4N 4R9

In this case study, we convert Justin’s concrete tile roof to Malarkey Vista asphalt, then add new vented soffits.

Project Context

Justin’s home had an existing concrete tile roof that he wanted to replace with a Malarkey Vista asphalt shingle system. This was a substantial change to the home’s exterior, not simply a swap of roofing materials.

The original roof deck had to be prepared for the new system, so new plywood and supporting strapping were needed across the entire roof. The project was also a chance to deal with several important details: the chimney, skylights, a dead valley, ventilation, gutters, and drainage.

After the roof was complete, Justin brought Vantage Roofing back for a second project. This time, the goal was to replace the existing soffits around much of the home with new black vented soffits and repair fascia rot where needed.

The Challenge

Converting from concrete tile to asphalt shingles takes far more preparation than a typical re-roof. Once the heavy tile system came off, the roof needed a solid, consistent substrate before the new Malarkey system could go on.

The conversion also exposed the areas of a roof most vulnerable to water: the chimney, skylights, valleys, and roof penetrations. Each needed to be rebuilt and properly integrated into the new system. The dead valley called for its own waterproofing solution, and the chimney needed extra work to better manage water running down its stucco.

The later soffit project brought a second challenge below the roofline: replacing aging materials while keeping the home’s attic ventilation working properly.

Why The Client Chose Us?

Justin’s project had many components that needed to work together as one system, rather than being handled as a string of separate repairs. Vantage Roofing could manage all of it: the tile-to-asphalt conversion, the roof-deck preparation, the chimney and skylight work, ventilation, waterproofing details, and the new gutters.

When Justin was ready to tackle the soffits, he came back to Vantage Roofing. Having the same contractor return meant the roofline components could be approached with a full understanding of the roofing work already completed above them.

How We Responded?

Our team began by carefully removing and disposing of the existing concrete tile roof. We installed new 1×4 strapping where required, then sheeted the entire roof with 1/2-inch plywood to create a consistent, solid substrate.

Next, we installed the complete Malarkey Vista roofing system: high-performance synthetic underlayment, Malarkey Smart Start starter shingles, Malarkey Vista® AR shingles, and Malarkey RidgeFlex® hip and ridge shingles, along with new 26-gauge valley and drip-edge flashings.

Several vulnerable areas received extra attention along the way:

Chimney: completely re-flashed with a new back pan, wall flashing, and step flashing, then finished with new fascia around its top perimeter and a new chimney cap to reduce water running down the stucco.

Dead valley and penetrations: waterproofed with a new EPDM rubber membrane, with peel-and-stick reinforcement around roof penetrations and diverter flashings at the gable ends.

Skylights: one new 4×4 skylight installed and all existing skylights re-flashed.

Ventilation and plumbing: new attic vents, B-vents with collars, stem vents, and premium lead plumbing flashings.

Drainage: new 5-inch continuous aluminum gutters and 2×3 aluminum downpipes.

For the second project, our team returned to remove the existing soffits around the majority of the home. We replaced them with new black vented vinyl soffits and repaired fascia rot where we found it.

Throughout both projects, we used groundsheets to protect the Surrey property, removed debris in an organized way, and finished with a full site cleanup. The work is backed by our 10-Year Vantage Roofing Ltd. Workmanship Warranty.

The Results?

Justin’s home received far more than a roof replacement. The original concrete tile system is now a complete Malarkey Vista roof, installed over a newly sheeted deck, with renewed flashing, ventilation, skylight, chimney, waterproofing, and drainage details built in throughout.

The soffit project carried that renewal below the roof edge. The new black vented soffits give the home a clean, finished look while keeping air moving through the attic, and they complement the roofing and gutter work from the first project.

By approaching the home in stages, Justin was able to address both the main roofing system and the surrounding roofline components. The result is a more cohesive exterior and a roof built on a properly prepared foundation.
