Project Context
Kerry reached out to Vantage Roofing seeking a re-roofing estimate. Her home’s existing concrete tile system had aged and required a full replacement. Recognizing the importance of addressing potential water ingress before it occurred, Kerry decided it was time for a complete upgrade to ensure her home’s long-term protection and value.
The main challenge and opportunity was timing. Kerry wanted to replace her roof before water could penetrate the existing system and cause interior damage. This required a meticulous yet efficient roofing solution that would reinforce the structure and eliminate any risk of leakage going forward.

Once the project was approved, our team promptly removed and disposed of the old asphalt shingles and underlying materials. We then rebuilt the entire roofing system from the deck up:
Installed all new ½” plywood and 1×4 strapping for support.
Applied a new Malarkey Vista Asphalt Shingle Roofing System, known for exceptional durability and sustainability.
Upgraded all flashing, including 26-gauge W metal valley flashings, eave flashings, and drip edges, to enhance water control and prevent rodent intrusion.
Reflashed the chimney with a new back pan, step flashing, and wall flashing.
Replaced and properly reflashed the skylight, raising its curb height to 6″ for improved waterproofing.
Installed new attic vents, B-vents, stem vents, premium lead plumbing flashings, and reinforced all roof penetrations with peel-and-stick underlayment.
Added diverters at each gable end for optimal water flow.
Every detail was executed carefully, ensuring structural strength, functionality, and aesthetics. The project was completed on time and on budget.
