Project Context
Micky’s home featured an aging concrete tile roof that, while durable, added significant weight and had become difficult to maintain. Seeking a cleaner look and better performance, Micky opted for a complete roof conversion. The project included removal of all existing materials, installation of new 3/8″ plywood decking, Malarkey Smart Start starter shingles, Malarkey Vista AR shingles, and Malarkey RidgeFlex hip & ridge shingles, along with upgraded ventilation and flashing throughout.
The primary challenge was converting from heavy concrete tile to a modern asphalt system while properly adapting the roof structure. Additionally, removing existing skylights required careful reconstruction to maintain a seamless, watertight surface.
Micky selected Vantage Roofing Ltd. for our proven experience with full roof conversions and structural preparation. Our detailed process and focus on complete system performance—not just surface replacement—provided the confidence needed for this complex project.
We began by removing all concrete tile materials and preparing the structure with new plywood decking and strapping. The roof was rebuilt layer by layer with 30 lb synthetic underlayment, upgraded ventilation, new W metal valley flashings, and comprehensive detailing including attic vents, B-vents, stem vents, plumbing flashings, diverters, drip edges, and step flashing. Skylights were removed and openings were fully sealed and shingled over for a cohesive finish.
Micky’s Vancouver home now features a fully modernized roof that is lighter, cleaner, and built for lasting performance. The streamlined design, combined with Class 4 impact-rated materials and upgraded ventilation, delivers enhanced functionality and curb appeal. The project is backed by a 10-Year Vantage Roofing Ltd. Workmanship Warranty.
