Project Context
Kevin’s home featured a concrete tile roof that had reached the point where maintenance and upgrades were becoming increasingly important. With advancements in roofing materials and building codes, Kevin chose to invest in a full system upgrade. A key part of the project included replacing and modifying existing skylights to meet current code requirements, making this both a performance and compliance-focused renovation.
The project required converting a heavy concrete tile system into a lighter asphalt shingle roof while ensuring structural integrity and long-term durability. At the same time, the skylights needed not only replacement but also elevation adjustments to meet building code. Coordinating all components—decking, ventilation, flashing, and skylights—into one cohesive, code-compliant system was the primary challenge.
Kevin chose Vantage Roofing Ltd. for our expertise in complex roofing projects involving structural transitions and code upgrades. Our experience with tile-to-shingle conversions and skylight installations gave him confidence in a seamless execution. We began by removing and responsibly disposing of the existing concrete tile roofing. Our team installed new 3/8″ plywood decking and strapping to create a solid base for the updated system. A high-performance synthetic underlayment and Malarkey Vista® AR shingles were then installed, along with RidgeFlex® hip and ridge shingles.
Special attention was given to flashing and transitions, including new 26-gauge valley metal, chimney re-flashing, step flashing, and diverters.
For the skylights, we removed and replaced all three units, raised them by 2 inches to meet current code requirements, and re-flashed them to ensure long-term waterproofing.
We also upgraded ventilation with new attic vents and B-vents, installed premium plumbing flashings, and maintained strict safety protocols throughout. The property was protected with groundsheets, and a full cleanup was completed at the end of the project.
Kevin’s home now features a fully modernized roofing system designed for durability, efficiency, and compliance. The new asphalt shingle roof reduces system weight and complexity while maintaining strong protection and curb appeal.
