Restoring a Failing Flat Roof With New Plywood, Framing, Torch-On Membrane, and Proper Drainage

3394 Fairmont Road, North Vancouver, BC V7R 2W6

In this case study, Julia’s flat roof leak led to rotten plywood and failed waterproofing, requiring a full replacement to prevent interior damage.

Project Context

Julia called Vantage Roofing because water was getting into her home from her flat roof. An inspection found rotten plywood and failing waterproofing. To prevent further damage, the roof needed a full replacement, not just a patch.

The Challenge

The main challenge was timing. Heavy rain was on the way, and the existing roof deck was compromised. If we didn’t act quickly, the leak could have caused costly interior damage.

Why The Client Chose Us?

Julia chose Vantage Roofing Ltd because of our strong local reputation for quality flat roofing and the confidence she gained after meeting our Senior Roofer, Don. He clearly explained what was causing the leak, outlined the repair options, and set honest expectations for timing and cost. That clarity and professionalism made Julia feel confident we were the right team for the job.

How We Responded?

We prioritized the project and completed a full flat roof replacement. The scope included:

Removal & disposal of all rotten plywood.

Installation of 1/2″ plywood across the entire roof deck for a solid, even surface.

2×6 framing added as needed to secure the new plywood and strengthen the structure.

New 2-ply torch-on membrane system to provide long-lasting, watertight protection.

Two new scuppers installed to improve drainage and reduce standing water.

The Results?

Julia now has a brand-new, leak-free flat roof that is built to handle the weather and protect her home for years to come. With a solid deck, reinforced framing, a durable torch-on system, and proper scuppers, the risk of future leaks and interior damage is greatly reduced.
