The property consisted of a main residence and a detached garage, both requiring a complete roofing upgrade. In addition to replacing aging roofing materials, multiple chimney structures showed signs of deterioration and required restoration. The project demanded a cohesive solution that addressed both functional performance and visual consistency across all exterior elements.
The primary challenge was delivering a full re-roof across two structures while simultaneously restoring aging chimney systems and integrating multiple exterior components. Critical areas such as chimneys, skylights, roof penetrations, and siding interfaces required careful rebuilding to ensure seamless waterproofing and long-term durability.
The property management team selected Vantage Roofing Ltd. for our proven ability to manage complex exterior projects involving roofing, flashing, siding, and finishing work. We began by removing and disposing of the existing roofing materials on both the house and garage. Our team installed a high-performance roofing system using 30lb synthetic underlayment, Malarkey starter shingles, Vista AR shingles, and RidgeFlex hip and ridge shingles, along with new 26-gauge metal flashings.
Chimney areas received special attention, including re-siding with beveled cedar, new flashing systems, trim installation, and fresh paint to match the home. Skylights, vents, and all penetrations were re-flashed and reinforced with peel-and-stick underlayment. Throughout the project, we maintained strict site protection and cleanup protocols to ensure minimal disruption.
The project resulted in a fully upgraded roofing system across both structures, paired with restored and visually enhanced chimney features. With improved waterproofing, premium materials, and cohesive detailing, the property now benefits from long-term durability, improved curb appeal, and reliable protection for years to come.
