In this case study, Connor’s failing garage roof demands a full teardown, structural wood replacement, and new decking before a long-lasting system.

Project Context

Connor reached out after ongoing issues with his garage roof made it clear that temporary repairs were no longer enough. The existing asphalt roofing had deteriorated, and once the project was opened up, it became clear that the roof required a complete teardown, replacement of damaged wood components, and a new decking surface before a new roofing system could be installed.

The Challenge

The main challenge was that the damage extended beyond the surface roofing materials. In addition to worn roofing, the project involved rotted fascia, compromised substrate, and wildlife-damaged soffit, which meant the roof had to be rebuilt from the trusses up to ensure both structural integrity and reliable waterproofing.

A second challenge was delivering a high-performance solution on a smaller structure. Even though it was “just” a garage, the roof still needed the same level of detailing, edge protection, and weather resistance as a larger residential low-slope roof.

How We Responded?

The project began with full removal and disposal of the existing asphalt roofing materials, followed by stripping the roof down to the trusses. From there, damaged rear fascia boards were replaced, rotted soffit on the neighboring side was repaired, and new 1/2-inch plywood was installed to create a solid, reliable substrate.

Once the structure was restored, Vantage Roofing Ltd. installed a 2-ply torch-on assembly. This included Elasticol Stick adhesive, a SOPRAPLY FLAM-STICK DUO 180 base layer, and a SOPRALENE FLAM 250 cap sheet selected by the client; manufacturer information describes these membranes as SBS-modified bitumen products designed for reinforcement, adhesion, and durable roof protection.

To complete the system, new gravel stop flashings were installed around the perimeter, and Sopraflash stripping was heat-welded over the flashings for a fully sealed edge condition. Proper edge metal, flashing, and welded detailing are important parts of low-slope torch-on installations because they help protect vulnerable transitions and support long-term watertight performance.

Throughout the work, the site was kept controlled and clean with groundsheet protection, debris removal, and a final cleanup. This ensured the project was completed professionally while minimizing disruption to the surrounding property.

The Results?

Connor’s garage roof was transformed from a vulnerable, deteriorated structure into a durable and weather-resistant roofing system. With the damaged materials removed, structural wood components replaced, and a professionally installed torch-on membrane in place, the garage now has reliable protection against moisture and the elements.
